About us

Headquartered in Munich, DW Effectum Residential is a specialized residential real estate investment and asset manager. As an owner-managed firm, we combine strong capital markets know-how with best-in-class operational capabilities.

We are active throughout Germany in the residential sector, investing across both development and existing assets with clear value-creation potential.

In partnership with our investors, we design bespoke, scalable investment strategies tailored to specific risk-return requirements – ranging from traditional aggregation strategies to the build-out of an operating platform.

As an operating partner, we deliver a fully integrated service offering across the entire investment lifecycle, including deal sourcing, structuring, financing, and asset management – aimed at maximizing value creation.

Single Family Housing (Build-to-Rent)

Together with one of our investors, we established the single-family platform Movida Living (www.movidaliving.de), with a development pipeline of more than 1,000 units currently under construction.

Movida Living is already Germany’s market leader as an owner and operator in the new-build terraced and semi-detached housing segment (BTR).

Multi Family Housing

Within existing residential assets, we pursue a portfolio aggregation strategy and continue to scale our portfolio.

Our active, hands-on asset management focuses on identifying and executing asset-specific commercial and technical measures to unlock value and enhance long-term sustainability.

DW Effectum applies a holistic investment approach aimed at generating long-term value through efficient and sustainable asset management, with environmental and social responsibility embedded in our investment strategy.
