In partnership with our investors, we design bespoke, scalable investment strategies tailored to specific risk-return requirements – ranging from traditional aggregation strategies to the build-out of an operating platform.

Managing Partner
Before founding DW Effectum, Daniel was responsible for the investment and asset management in Germany and the Netherlands at Deutsche Finance International (DFI) out of London. Previously, he worked at Allianz Real Estate for 8 years, both in Munich and New York, working in various Investment Management positions. Over the course of his career, Daniel has invested more than €2.5 billion of equity in the office, residential, student housing and the hotel sector.
Managing Partner
Before founding DW Effectum, Christoph spent five years as Managing Director and Branch Manager at P&P Group in Munich, where he was responsible for the development and repositioning of residential properties and portfolios. Prior to that, he held transaction management roles at BNP Paribas REIM and PGIM, with responsibility for acquisitions and sales across Europe. Over the course of his career, Christoph has executed real estate transactions exceeding €2.0 billion and has furthermore actively shaped the value creation in the asset management of value-add projects.

Founding Partner
Sven is currently Managing Partner at DW Real Estate, an independent real estate investment company with offices in Munich, Frankfurt and Amsterdam which he founded in 2015. Prior to founding DWRE he was Managing Director and European Co-Head of the Goldman Sachs Realty Management Division. As part of this role, he was sitting on the Supervisory Boards of LEG Immobilien, which at the time had €3.4bn of asset and 93,000 residential units undermanagement and GSW Group with €2.5bn of assets and 57,000 units under management.
Founding Partner
Holger is currently Managing Partner at DW Real Estate, an independent real estate investment company with offices in Munich, Frankfurt and Amsterdam which he founded in 2015. Previously Holger was Head of Business and Product Development at BNP Paribas REIM. Before that, he held senior positions in research and portfolio management. Prior, he worked in fund management at West Invest. He started his career in 2001 in the Real Estate division of HVB (Unicredit) in New York.

With an entrepreneurial mindset, we identify attractive situations early and translate them into clear, high-conviction investment approaches. Powered by swift execution and a strong network, we deliver results – through targeted aggregation or the build-out of scalable platforms.
Together with one of our investors, we established the single-family platform Movida Living (www.movidaliving.de), with a development pipeline of more than 1,000 units currently under construction.
Movida Living is already Germany’s market leader as an owner and operator in the new-build terraced and semi-detached housing segment (BTR).
Within existing residential assets, we pursue a portfolio aggregation strategy and continue to scale our portfolio.
Our active, hands-on asset management focuses on identifying and executing asset-specific commercial and technical measures to unlock value and enhance long-term sustainability.
DW Effectum applies a holistic investment approach aimed at generating long-term value through efficient and sustainable asset management, with environmental and social responsibility embedded in our investment strategy.
